Belasco Associates were engaged to provide pre-construction and construction phase services relating to the conversion of an existing disused 6-storey building in Neath into 32 self-contained residential apartments for a local Housing Association.
Our pre-construction phase services included:
- Preparation of a number of bespoke pre-construction consultancy appointments for the project architect and consulting engineer
- Conducting a single-stage tender process with multiple potential contractors
- Drafting and negotiating terms of the Main Contract, a JCT Design and Build Contract (JCT DB/2016)
During the construction phase, Belasco Associates are acting as the Employer’s Agent under the Main Contract (JCT DB/2016) which includes monitoring progress, issuing contract instructions, assessing and managing Change, assessment and certification of monthly interim valuations, assessment of extensions of time and loss and expense claims and project design coordination.
Additional services include reparing and submitting Milestone applications for payment, preparing and submitting variations, attending progress meetings and other related matters as the Employer’s representative under a head contract with the End-User.
